PIPI My gave property owners exactly one thing: a monthly statement. Log in, read your income, set a payout card, log out. For years that was enough. But "come back on the 5th and read a number" is a read-only answer, and our hosts stopped running read-only businesses a while ago. Increasingly, they run them from their phones.

Today we are launching PIPI Portal: a ground-up rebuild of the host experience, not a reskin, built to work as well on a phone in a hallway as on a laptop at a desk.

Why a rebuild

PIPI My does three things and stops: monthly statements, a payout method, a handful of reports. Everything is read-only, built a decade ago for a desktop browser. The problem was never a missing feature; it was posture. Hosts wanted to block a night for their own stay or check tomorrow's arrivals from the road, and the answer was always "email us." The product treated hosts as passive, and they weren't.

Built for the phone in your hand

Portal is mobile-first rather than mobile-tolerant. A fixed bottom bar holds what a host reaches for most: Calendar, Rooms, Billing, and a menu, each one thumb-tap away. Screens adapt instead of shrinking; tables reflow, filters become tap-friendly, and nothing needs a pinch and pan. Checking tomorrow's arrivals from a lobby is a ten-second task.

The interface itself is a clean sheet: light, readable, low cognitive load. Color carries meaning (a status is green, amber, or red), every screen is built from the same parts, and the typography renders cleanly in English, Japanese, and Chinese, because our hosts read all three.

What you can do now

Portal turns a statement viewer into an operations console:

  • Interactive calendar. Change inventory and block dates for your own stays, yourself. The single biggest jump from the read-only world.

  • Your whole portfolio. A property selector on every page: see everything at once, then drill into one room.

  • Operations, not just accounting. Reservations with check-in details and printable exports, plus cleaning schedules by partner and date.

  • Reports worth opening. Guest source by OTA, booking and check-in trends, RevPAR with year-over-year comparison, monthly sales.

  • Every channel in one place. Reservations and revenue across Airbnb, Agoda, Trip.com, and Beds24, instead of four separate extranets.

  • Self-service billing. Statements, payment authorization, receipt configuration, and contract review, all in the app. The email threads are gone.

Getting started

If you are an existing PIPI host, there is no migration to do. Your properties, statements, and payout settings are already in Portal. Sign in at portal.pipi.host with the same credentials you use today. Pricing does not change; Portal is included in your existing agreement.

PIPI My keeps running for now, read-only and frozen, and will eventually redirect to Portal. We will email every host with the exact retirement date. There is nothing to export or re-enter; the data underneath is the same.

We built Portal because we had already built this engine to run LANG HOTEL and LAI VILLAS ourselves. Now it is pointed at you, on whatever screen you have in hand. If a number or a control you want isn't there yet, tell us. That is the roadmap.
